Pricing & quotes
Pricing is driven by square footage, the scope of work, and frequency. A small office on a weekly schedule commonly sits in the low hundreds per month; a larger facility on nightly service runs considerably higher. We give a flat written price against an agreed scope rather than an hourly rate — see our full cost guide for a proper breakdown.
Yes. The on-site walkthrough and the written estimate cost nothing and carry no obligation. Request a free quote or call (702) 488-7655.
Because hourly billing rewards slowness and gives you no way to budget. A flat price against a written scope means you know exactly what you are paying and exactly what you are getting, and the incentive is to do the work well rather than to stretch it out.
Not unless the scope changes. If you add square footage, add a service, or increase frequency we will re-quote transparently. We do not use introductory pricing that quietly increases.
Scheduling & contracts
Yes — that is how most of our accounts run. Evening, overnight, early-morning, and weekend schedules are all standard, and our crews are keyed and alarm-trained for independent access.
No. Most clients choose a recurring agreement because it locks in pricing and scheduling, but there is no long lock-in requirement to get started, and one-time jobs are welcome.
It depends on headcount and traffic more than floor area. Under 15 staff usually works on two or three visits a week; 15 to 50 generally needs nightly service to keep restrooms and break rooms right; anything client-facing benefits from nightly regardless of size.
Most new accounts are walked within a couple of business days and can begin service the following week. Urgent one-time jobs can often be scheduled faster — call (702) 488-7655 and we will tell you honestly what is available.
Just tell us. Holiday closures, seasonal changes, and one-off skips are normal and easy to accommodate with reasonable notice.
Credentials & trust
Yes. R&M Professional Cleaning Services LLC is licensed and bonded and carries commercial liability coverage. We provide current certificates of insurance before service begins.
Crews are vetted before they are placed on any account, and this matters most on our medical, school, and financial office accounts, where we place consistent, dedicated teams.
That is the model. Crew consistency is the single biggest factor in whether cleaning quality holds over time, so we assign the same vetted people to your account rather than rotating whoever is available.
Call us directly — no account-manager relay, no ticket queue. We will come back and put it right. A written scope means there is a clear reference for what was agreed, so these conversations are short.
Services & scope
Janitorial usually means the recurring, routine service that keeps a facility maintained. Commercial cleaning is the broader category, including periodic and specialist work like carpet extraction and post-construction cleanup. We cover both — read the full comparison.
Detailed cleaning of everything a routine visit cannot reach: high-dusting of vents and light fixtures, baseboards and edges, behind and beneath equipment, cabinet interiors, appliance interiors, full restroom descaling, and machine floor and carpet work. See deep cleaning services.
Quarterly suits most commercial facilities. Standard offices can often extend to twice a year if the recurring scope is thorough. Restaurants and gyms usually need it monthly; schools typically align it with term breaks.
Yes — commercial-grade equipment and all products are included in the price. If your business requires a specific approved-product list, we will work to it.
Yes. Hot-water carpet extraction and tile and grout restoration are both in-house services, scheduled as periodic work alongside recurring cleaning.
Yes, including vacant-unit turnovers for property managers. Turnaround speed matters on those, so we prioritise scheduling them.

Our focus is commercial. We do handle residential work in some cases — particularly move-in and move-out cleans and property-management turnovers — so it is worth asking.
Very little. Clearing personal items and paperwork from desks helps if you want those surfaces wiped, since our default policy is to clean around documents and never handle them. Otherwise, we work around your setup.
Yes. Multi-site businesses and property portfolios run under a single agreement with one point of contact and consolidated invoicing, so standards stay consistent across every site.
