A good vacuum lifts surface debris. What it cannot reach is the fine grit that has worked down to the base of the pile and the oily residue that binds soil to the fibre. That is the layer responsible for the dull, flattened look that carpet develops in traffic lanes — and no amount of additional vacuuming will recover it.

It is also the layer that destroys carpet. Embedded grit is abrasive and cuts fibre with every footstep. A commercial carpet on a proper extraction schedule can last years longer than an identical carpet that only ever gets vacuumed, which makes extraction a replacement-deferral cost rather than a cosmetic one.

How Often Commercial Carpet Needs Extraction

Traffic volume drives this far more than time. Light-traffic private offices are generally fine on an annual extraction. General office areas and open-plan floors typically need it every six months. Corridors, lobbies, elevator lobbies, and any entry zone usually need quarterly attention, because that is where the soil load actually is.

The most cost-effective approach for most buildings is not treating the whole floor identically. Extract the traffic lanes and entry zones on a short cycle and the low-traffic areas annually. It costs less and the carpet looks consistently better, because the areas that show wear are the ones getting attention.

Why Some Stains Come Back

A stain that reappears a few days after cleaning is almost always wicking. The spill soaked into the backing and the pad below; cleaning removed it from the surface fibre, and as the carpet dried the remaining residue travelled back up to the top of the pile.

The answer is not more aggressive surface cleaning — it is treating the sub-surface properly and controlling the dry-down. We treat wicking-prone spots specifically rather than repeating a pass that will produce the same result.
